RENOVATION READINESS PLAN

Get the information you need before you start your project. We provide you with a clearly defined scope, budget estimate, initial floor plan and project planning guide.

Renovation Readiness is intentionally structured as the first phase of a well-aligned renovation.

Each session builds the foundation that design refinement, contractor pricing, and construction oversight rely on.

Step 1: Home Visit - Discovery & Direction

We will meet with you at your home to discuss your wants, needs and plans, take measurements and gather the information we'll require to prepare a detailed budget and scope for your project.

We unpack:

• Your goals for the space
• What isn’t working today
• Your must-haves vs nice-to-haves
• Your realistic investment range

This session establishes clarity around priorities before design and pricing begin.

It ensures decisions are intentional — not reactive.

Step 2: Scope & Budget Alignment and Initial Floor Plan Development

Within a week of our home visit you will receive a detailed, realistic cost estimate grounded in current Toronto market conditions, scope of work and project execution plan. We will meet with you (virtually) to review the plan in detail.

We define:

What the renovation includes (and excludes)
Structural implications
Key cost drivers
Permit and zoning considerations

We translate your goals into:

Thoughtful layout options
Functional flow improvements
Plans grounded in your defined scope and budget
Design partner recommendations

Step 3: Refine & Define Next Steps

Based on your feedback we will refine the plan, estimate and scope to best meeting your needs. We include up to three revisions of the plan as well as follow up meetings to help you review options and discuss next steps.

These initial plans form the groundwork for:

All of this is included in our fee of $850 (plus HST).

DESIGN COORDINATION AND CONTRACTOR PRICING

Ready to move forward with your project? We can match you up with the right designer, manage the permit process and get you comparable quotes from vetted contractors.

Design and Permits

If you need or want a design partner, we will connect you with the right architect, interior designer, engineer or building professional. We coordinate with your chosen designer throughout the design process, monitoring the overall project schedule and budget as the design evolves.

Contractor Pricing

When you're ready to proceed with construction, we obtain comparable pricing from our vetted network of general contractors. Once we receive the quotes we will help you review them and select the contractor you want to work with.

Our fee for Design Coordination and Contractor Pricing is $500-$1,000 (plus HST) depending on the size of your project and includes coordination with your chosen design partner and contractors pricing your project. Our fees do not include designer or permit fees.

COORDINATION

You've selected a contractor and are ready to move forward with construction - now what? We provide project coordination services to keep your project team organized, support you day-to-day and bring your project to a successful conclusion.

Kick-Off Meeting

Before construction begins it is critical to get your whole project team on the same page. We organize a kick-off meeting with you and your selected contractor to go over all the details of the project, review the schedule and design decisions. We also provide an online project dashboard to organize all the project documentation, provide ongoing schedule updates and to-dos.

Site Visits and Progress Meetings

We are there to support you through the day-to-day construction process, including site visits and reports, meeting coordination and constant communication with you and your contractor. We keep track of the schedule, design decisions and budget so you don't have to.

Project Close-Out

The last 10% of any project is sometimes the hardest. We work with you and the contractor to make sure all the final items and touch-ups are complete. We will also help you manage any warranty issues or close out documentation.

Our fee for project coordination starts at $4,000 (plus HST) and can be customized to meet your needs. Contact us to learn more about this service!
